Operations and maintenance is where commissioning either holds or slips

The final test of a commissioning program is not whether the site opened. It is whether the operating baseline survives the first months of real use. That is where operations and maintenance prove whether the work done during design, procurement, construction, and handoff actually held together.

What operations must inherit from commissioning

  • The tested baseline for power, cooling, controls, and monitoring.
  • Known limits, alarms, and escalation thresholds.
  • Open defects, punch-list items, and follow-up actions.
  • Maintenance frequency and service responsibilities.
  • Training records and vendor support paths.

If operations do not inherit the commissioning evidence, the site drifts back into opinion-based work. Good maintenance programs use the commissioning record as their starting point, then update it as the site changes over time.

What maintenance should protect

  • Routine inspection of equipment and control points.
  • Preventive tasks that catch drift before it becomes a fault.
  • Predictive monitoring that turns telemetry into early warning.
  • Documented MOPs for any planned state change.
  • Clear EOPs for abnormal conditions and recovery.

The strongest operators do not wait for a failure to prove the system was fragile. They keep measuring, keep recording, and keep comparing actual performance against the commissioned baseline. That is how a site stays stable while load, density, and business demand keep changing.

In other words, commissioning sets the standard. Operations and maintenance preserve it.
